Climate adaptation and unsealing in the Brandenburg neighbourhood: more greenery for a better quality of life
As part of a development contract with the city of Eberswalde, Situs GmbH is implementing measures to adapt to the climate and improve the quality of living in the Brandenburg neighbourhood. The measures are connected to the development of the development plan no. 442 "Hufnagelquartier". As newly sealed areas will be created, unsealing will be carried out in the Brandenburg Quarter to ensure ecological equalisation. This will reduce heat islands and significantly improve the microclimate in the neighbourhood. The measure includes the targeted conversion of sealed surfaces into green areas as well as the creation of troughs for rainwater infiltration and green strips along the streets.
The concept for unsealing was developed as part of the energy and climate protection concept and presented to the expert committee in June 2021. The aim is to sustainably unseal urban areas according to the sponge city principle in order to better cope with heavy rainfall events, store rainwater on site or allow it to seep away.
These measures will strengthen ecological functions and noticeably improve the quality of life for neighbouring residents.
The work will begin on Monday, 4 May 2026 and is expected to be completed by Friday, 19 June 2026. The areas will be unsealed and landscaped in several stages: from the conversion of footpaths to the creation of drainage troughs and green and wooded areas, for example around the Gubener Straße car park.
As part of the unsealing process, the existing number of car parking spaces (in the area covered by the measures) will also be adjusted. A selection count has shown that of 170 parking spaces, only 27 are regularly used on average. The coordinated reduction means that sufficient parking spaces will be retained for residents, while surrounding streets will offer additional parking spaces. This will maintain practical accessibility to the residential buildings while at the same time making the neighbourhood greener and more climate-resilient.
Situs GmbH is starting to remove the car parks on the right-hand side of Zum Schwärzesee, from Prignitzer Straße to Schönholzer Straße. Subsequently, sections of the car parks on the left-hand side of Zum Schwärzesee, from Schönholzer Straße to Flämingstraße, will be demolished. The third section comprises seven areas with several parking spaces in Flämingstraße. This will be followed by the removal of the pavement along Lausitzer Straße, on the right-hand side, from the direction of Spreewaldstraße. The last section concerns parts of the car park between Gubener Straße and Spechthausener Straße.
Situs GmbH commissioned the company KORDUAN, based in Templin, to reclaim and rebuild the sealed areas.
Following the unsealing of the car park and footpath areas, the redesign will take place in the following order:
1. Low kerb
2. Verge
3. Drainage swale
4. Green strip
The unsealed car park on Gubener Straße will be laid out as a green or wooded area.
The construction work will be carried out with half-sided road closures and road narrowing.
